Working with buyers is a very unique and gratifying obligation. An obligation that I take very seriously. Over the years I have developed an technique of working with buyers which I call the:

Quality Service Approach To Buying A Home

The Quality Service Approach To Buying A Home embodies my philosophy that it is more important to find the right home for you than it is to just find a home you will accept. The first step is just to listen. It is important to know why you are looking for a home. What are your time frames? Is there another home or person involved in the transaction? What is your financial position and have you been pre-qualified with a lender? And most important, what are your wants and needs?
After carefully listening to you, after determining why you are buying and your wants and needs, I can then develop a plan of action. If you have not been pre-qualified by a lender, I will have my on staff lender pre-qualify you so that we know exactly how much home you can afford. I will then prepare a list of homes that meet your needs and as many of your wants as possible. As we view these first series of homes I am not trying to sell you a home, but rather observing your likes and dislikes and trying to determine which of your wants are high and which are low priority. After our first tour of homes I will spend considerable time narrowing down the list of homes available and selecting those homes that are most likely to best suited for you. I will prepare a Buyers Guide for you which includes information on applying for a home loan, a full page print out (including a color photo if available) of each home we are scheduled to see and information about the neighborhood.

From the time of our first meeting until we have successfully negotiated a offer to purchase the home of your choice, I will check daily all new listings and advise you immediately of all that meet your criteria. When you find the home of your choice I will prepare all the necessary paperwork including the offer to purchase insuring that all of your interests and concerns are addressed. I will also take the time to insure that you fully understand the entire purchase contract. I will make every effort to personally present your offer to the sellers and will fight hard to get through the best possible offer. Once the offer is accepted, I will guide you smoothly through the entire process including obtaining a mortgage loan, the home inspection, home warranty, the termite inspection, and the complete escrow process.
